STREET SPACE / OPEN NEIGHBORHOOD
Six buildings concentrate the built volumes at the corners of the site and extend along the street lines, forming a porous perimeter block development. The arrangement creates clear streetscapes that widen towards the intersections. Carefully placed gaps between the buildings support the structuring of the façades facing the street. The passageways respond to the surrounding buildings and connect the inner courtyards with the urban environment. An open neighborhood promotes the integration of the new district with the existing city and future urban developments.
OPEN SPACES / GREEN OASES
The buildings' arrangement creates two spacious inner courtyards. Publicly accessible open spaces serve as green recreational areas for the community. In a park-like setting with scattered tree plantings, residents have access to play areas, seating zones, grassy mounds, benches, and lounging areas.
CORNER BALCONIES / CORNER TERRACES
The stepped design of the buildings' floor plans allows for a maximum number of balconies and terraces facing the inner courtyards. Their placement at the outer corners ensures optimal daylight from two, sometimes even three, directions and provides extended views. The corner balconies and terraces thus offer ideally sheltered outdoor spaces.
PATIO / FRONT GARDEN / ROOFTOP GARDEN
The patios serve as spatial front gardens for the apartments. On the ground floor, the inner courtyard functions as the central lobby of the buildings. Here, residents cross paths on their way through the complex and have access to all communal areas. An in-house multipurpose room with a spacious terrace also serves as the entrance to the publicly accessible open space. On the penthouse level, a communal rooftop garden with a terrace and raised garden beds is planned.
STRUCTURING OF FACADES
Partial height graduations of the street-facing building heights between 3- and 4-story structures, as well as the depiction of staircases on the facades, create segmented facade views. The rhythmic sequence of house fronts along the street align with the scale of the surrounding developments. The porous block-edge development allows for good sound insulation to the courtyards while maintaining good visibility.
