Symphony of two Terrace Villas

We often ask ourselves: What should contemporary housing look like?
The villas on Baumschulgasse offer an answer, rooted in both local identity and historical context. The name Baumschulgasse ("tree nursery lane") is reflected in the architectural concept, merging the villa typology with natural elements such as gardens and terraces into a new, cohesive whole.

The neighborhood is characterized by larger single-family homes set within generous gardens, while the masterplan envisions a higher density for future development. Within this context, our goal was to integrate the new housing as harmoniously as possible.

To achieve this, the maximum permissible volume was divided into two similarly sized buildings, separated by an open staircase. The gabled roofs, each oriented differently, reinforce the individual identity of each structure.
On the south façade, the volumes are recessed on every level to create spacious, sheltered terraces for each apartment, including those on the upper floors. These terraces are enhanced with planters, roof elements, and a defining steel frame that both shapes the outdoor spaces and reinterprets the original building volumes.
